There’s a lot to consider when buying a home in the Netherlands and it can be a bit overwhelming. If you’re not sure where to start, follow our step-by-step guide, from calculating how much you can borrow till getting your mortgage offer.

1. Your mortgage capacity

First of all, you need to find out how much you can borrow on a mortgage as an expat. Use our simple online tool, which will also instantly show you your monthly costs. The tool is available in English. Calculate how much you can borrow.

2. Find and view a home

The next important step is finding a house that meets your needs (for example: close to your work or close to the school of your children) and that fits within your budget.

3. Put in an offer

When you’ve found a home you like, you can put in an offer yourself or get an estate agent to help you.

4. Get the property appraised

You will almost always need an appraisal report in order to take out a mortgage. Read more about the appraisal process and request an appraisal report. At ABN AMRO we have a cooperation with maatwerk woondiensten. They offer an appraisal report for a fair price.

5. Apply for a mortgage

You can take out a mortgage independently without receiving advice, or get advice from a mortgage adviser first.
