Frequently asked questions about mortgages
Can I get a discount on my mortgage interest rate?
Yes, in many cases you can get a discount on your mortgage interest rate with ABN AMRO.
- If you already bank with ABN AMRO and your monthly income is paid into your ABN AMRO current account, you qualify for a client discount. ‘Monthly income’ can be income from employment, your benefits, your pension, income from your own business or income from rental activities.
More about the client discount - If you are buying a home with energy label B, A or higher, you will get a sustainability discount on the mortgage interest rate. This also applies when you renovate your home to increase the energy label to A or B and register the new energy label within 24 months of the start of your fixed-rate period. Your (new) fixed-rate period will have started on or after 1 August 2021.

What about tax breaks when buying a home?
When buying a home in the Netherlands, your mortgage interest may be tax-deductible. If so, you can deduct the interest you pay on your mortgage from your taxable income on your tax return. Some of the costs and fees you incur in buying a home are also tax-deductible.
What is the Dutch National Mortgage Guarantee?
When buying a home, you can opt to take out a mortgage that includes the Dutch National Mortgage Guarantee (NHG). This means that your mortgage is guaranteed by the Dutch Homeownership Guarantee Fund (Stichting Waarborgfonds Eigen Woningen), so your risk and your interest rate will both be lower.
How do mortgages work in the Netherlands?
A mortgage is a loan to buy a home. In the Netherlands, you can borrow up to 100% of the value of the property. If you are looking to buy a home and take out a mortgage for it, first calculate the maximum amount you can borrow on a mortgage. As soon as you have done that, you can schedule a free orientation meeting to go over your options with a mortgage adviser.
If you have already put in an offer on a house and it has been accepted, we will set up a second meeting with a mortgage adviser: the mortgage advice meeting. That is when you choose:
- the Budget Mortgage (Budget Hypotheek) or the Home Mortgage (Woning Hypotheek)
- the mortgage type for repayment of your mortgage o a fixed or variable rate of interest
Can I take out a mortgage myself or do I need mortgage advice?
This depends on how much you know about mortgages and your experience with mortgages.
Do you have a clear picture of your financial situation? And do you know enough about mortgages to be able to estimate your risks and the consequences of the choices you make? If you can answer ‘yes’ to both these questions, you can take the Mortgage Self-Service option. While a mortgage coach will then help you with your mortgage application, you will not get mortgage advice. It also means that you will not be charged any advice fees, just a handling fee.
