Calculate your maximum mortgage as a self-employed professional

The average income you generated over the years you have worked will be used to calculate your maximum mortgage. This is called your qualifying income. If your income in the previous year is lower than this average, we will base our calculations on the lower amount. Even if you have only been self-employed for one year, your income will be included in the calculation at 75%, and you can therefore take out a mortgage with us.

NHG-backed mortgage for self-employed in 2019

Also in 2019, you can take out a mortgage with National Mortgage Guarantee (NHG), if the purchase sum for the home does not exceed €290,000. 
To take out an NHG-backed mortgage, you need your qualifying income. This can be established by ABN AMRO, or by an expert third party: Raadhuys, Pentrax, Overviewz or Zakelijk Inkomen. These parties charge a fee for their services. You can arrange this yourself or you can ask your mortgage adviser for help. Visit the NHG website to find out what details you need.

What you need to bring to a mortgage meeting?

  • Income tax returns for the years of self-employment (maximum of 3 years)
  • Final annual figures, if available (maximum of 3 years)
  • Chamber of Commerce registration details (no more than 2 months old)
  • Proof of ID
  • Pension statement

If you are in a general or commercial partnership, you will also need the following documents at the meeting:

  • Salary slip
  • Partnership contract.

If you do not yet have the final annual figures for the last tax year, you can use provisional figures until 1 July, provided these have been prepared by an accountant. After 1 July, you can then show us the final annual figures for the last tax year.
