Documents for a mortgage advice consultation

What you need for mortgage advice

During a mortgage advice consultation, you will get advice and select the mortgage type that best suits your situation. Find out what documents to bring to a mortgage advice consultation.

 

DigiD code

Many of the documents you need can only be downloaded with your DigiD credentials. During the consultation, your adviser will let you log in using your DigiD, so that the right documents can be downloaded there and then.

 

Personal data

Proof of ID

  • A valid passport, valid ID card or residence permit (a driving licence is not accepted as proof of ID).

Offer

  • The signed offer we sent you.

Have a mortgage elsewhere?

  • If you already have a mortgage with another provider, you will need to show us a statement for that mortgage. If you have a mortgage with a start date of 31 December 2012 or earlier, you will need to bring your income tax return or annual financial statement for 2012 so that we can determine whether the transitional arrangement applies.

Mortgage history

  • We need to know about any mortgages you have had in the past and about the term/mortgage amount in particular.

Marital status details

  • You are married: marriage certificate (or ‘trouwboekje’ if you got married in the Netherlands) and/or prenuptial agreement (also applies to registered partners with a prenuptial agreement)
  • You are living together: cohabitation contract
  • You are divorced: divorce covenant, civil register extract and divorce order
 

Your income details

Income data

  • Your employment history, which you can download from the Employee Insurance Agency (UWV) website.
  • Most recent income tax return.
  • Specification of savings/capital (statement of own assets)
  • Rental income: BOX 3 property; leases, associated mortgage & recent bank statement showing rental income

Paid employment

  • Your most recent payslip (not older than 2 months)
  • An employer’s statement (not older than 2 months)
  • List of additional employer-provided benefits

Entrepreneur or company director and major shareholder:

  • The full financial statements for your company or companies for the past 3 years (and financial statements for the previous quarters of the current financial year)
  • Your full income tax returns for the past 3 years. If you are the director and major shareholder of your company, please also bring your most recent payslip and annual income statement.
  • Value-added tax (VAT) returns for the previous quarters of the current financial year
  • Projections for the coming year prepared by the accountant
  • Consolidated financial statements for 2020, 2019, 2018 (if applicable)
  • Director current account agreement (if applicable)
  • Funds lent/funds borrowed agreement (if applicable) and a statement of the most recent loan balance.
  • If you have been an entrepreneur for less than 3 years, you can suffice by submitting projections with supporting material and the results for YTD 2021, prepared by an accountant
  • Management Fee Agreement
  • If you are a partner in a partnership, you will need to bring a signed partnership agreement (or an accession agreement as the case may be).
  • If you are a locum, please bring a signed Locum Practice Agreement, validated by the Dutch Tax and Customs Administration.

Temporary employee or employee on a fixed-term contract

  • Your most recent payslip
  • The annual income statement(s) issued by your employer(s) and/or benefits for the past 3 years.
  • An employer’s statement (not older than 2 months).
  • If possible: an employment prospects statement (temporary/flexible staff)

State pension, (pre-)pension, early retirement or benefits

  • Statement from the Employee Insurance Agency (UWV) granting you unemployment benefits (WW), benefits under the Work and Income based on Capacity for Work Act (WIA) or other benefits
  • Details of your income from a state pension, early retirement, (pre-)pension. You can find these details on your Uniform Pension Statement (UPO) and online on ‘mijn pensioenoverzicht’. Your pension provider will send you a Uniform Pension Statement every year. If you are having trouble downloading pension details from the online ‘mijn pensioenoverzicht’ platform or downloading your Uniform Pension Statement, please bring proof of pension payments into your account (both for a private pension and your state pension).
  • If you have a self-administered pension from the company, please bring the actuarial calculation by the accountant and the pension letter.
  • If you have reached state pension age, please bring the payment orders for the state pension and/or the private pension, as well as the most recent annual statements.

You receive spousal maintenance

  • Details of your income from spousal maintenance. You will find these details in your divorce covenant. Child maintenance does not count towards your income in calculating your mortgage options.
 

Details of your financial commitments

Loans (if applicable)

  • The most recent statement of your personal loan or line of credit
If you recently repaid a loan, please also bring the following documents:
  • Repayment confirmation
    The most recent loan statement showing your credit limit.
  • Student loan debt (DUO): name, original amount borrowed, current balance, start and end date

Insurance policies

  • Your life insurance policy or policies
  • Your disability insurance policy or policies
  • Term life insurance policy
  • Annuity policy

Spousal maintenance

  • Details of any spousal maintenance you have been ordered to pay. You will find these details in your divorce agreement. Child maintenance does not count towards your income in calculating your mortgage options.

Details of your new home

  • Copy of the signed (provisional) purchase or construction agreement
  • A recent valuation report for the new home. Find out what requirements the valuation report must meet.

Details of the home you currently rent or own

  • If you intend to take out a bridging loan, please bring the valuation report for your current home or the property valuation notice.
  • Specification of selling costs for the current home.
  • If your current home has already been sold, make sure you bring the contract of sale.

Planning to refurbish?

  • A recent refurbishment valuation report for the new home. Find out what requirements this valuation report must meet.
  • A specification of the costs involved in the refurbishment, such as an itemized offer from a contractor. If you do not have an offer yet, please make a clear specification yourself, based on or using the example (docx, 16KB). If your new home is a new build, you will also need a specification of possible costs involved in additional work.
