Buying a property in the Netherlands as an expat? Do it with extra confidence

SureStarter will help you, as an expat, put in an offer with peace of mind and confidence. You’ll quickly get clarity on your mortgage within the statutory cooling-off period, as well as personal guidance that suits your (international) situation. We’ll explain the Dutch buying process clearly, so you know exactly where you stand.

Prepare well with our help

The Dutch housing market moves fast and competition is fierce. As an expat, you’re likely to have extra questions:

  • How much can I borrow if I’m on a temporary contract or as a highly skilled migrant?
  • How does buying a house in the Netherlands work?
  • What documents do I need, and when?

Putting in an offer can feel daunting, especially when you need to decide quickly. And if your offer is accepted, you want to be sure you can secure the mortgage. In a free orientation meeting, we’ll prepare you for all of it to get you off to a confident start on the housing market.

How SureStarter helps you move forward

Quickly find out how much you can borrow

In a free orientation meeting, an international mortgage adviser will calculate roughly how much you can borrow and what that means in terms of monthly payments. We’ll also discuss specific things that are often important to expats, like your employment situation and the documents you need. This’ll help you be more targeted in your search and when putting in an offer on a property.

Valuation within 4 working days

Once your offer’s been accepted, arrange a valuation straight away. Our partners at Maatwerk Woondiensten will have the valuation report ready for you within 4 working days. If you’d prefer to get your own appraiser, you can, as long as you have a valuation report within 4 working days. This way, you’ll be prepared before you sign the purchase contract, because that’s when the statutory 3-day cooling-off period starts. You’re responsible for covering the costs of the valuation.

Clarity within 3 days

If you submit all the important documents on time, we’ll assess your application quickly and you’ll get clarity about your home finance within 3 days (including at least 2 working days). Sometimes expats need to submit extra documents. Your adviser will tell you in advance what you need to submit, so your application is complete and you avoid delays.

SureStarter in 5 steps

We’ll guide you every step of the way towards clarity on your mortgage, with extra attention to things that are likely to be different when you’re new to the Netherlands.

Insight into your maximum mortgage

Step 1

During a short orientation meeting, we’ll look at your income, employment contract and housing preferences. You’ll get an indication of your maximum mortgage and monthly payments, so you know what is realistic in your situation.

Putting in an offer

Step 2

Knowing this, you’ll be able to be more targeted in your search and when putting in an offer. Your adviser can explain commonly used conditions in the Netherlands, so you know what you’re signing.

Offer accepted: valuation and documents

Step 3

Once your offer’s been accepted, arrange a valuation through an appraiser of your choice or through our partners at Maatwerk Woondiensten. Upload the required documents securely online. Your adviser will help you keep track of everything, so your application is as complete as possible.

Once the valuation has been completed, you can sign the purchase contract.

Application completion and assessment

After you’ve signed the purchase contract, you and your adviser will complete the mortgage application. As soon as your application is complete, we’ll assess it in no time.

Answer within the cooling-off period

Within 3 days of signing the purchase contract (of which at least 2 are working days), we’ll let you know whether the financing is possible, as long as we’ve received all the required documents, including the valuation report. This way, you’ll know where you stand within the statutory cooling-off period.
