Tips for tenants renting a room
- In order to be insured, you must be registered as living at the address of your room in the Personal Records Database of the Dutch municipality in which you live. If you are not registered, the insurance will not cover you and it would be sensible to cancel your insurance.
- Make sure that you can lock your room securely. This is a condition of the insurance if you want to claim for damage caused by theft.
- You are not covered if personal belongings are stolen from communal areas (hall, kitchen, bathroom). Make sure that any valuables are locked away in your room.
- Check whether the owner of the building you occupy has home insurance.
- Working from home is insured if this does not increase the risk of a claim, like doing office work at home. The home contents insurance does not cover damage if you work with tools or meet employees or clients in your room.
- If you have personal liability insurance, you are covered for damage that you cause to third parties and their belongings. This may be relevant if you live in a house or building with other people. If you are studying and living in student digs, it’s a good idea to check whether you are still insured under your parents’ personal liability insurance policy.
Frequently asked questions about tenants in rented rooms
What is meant by ‘rented rooms’?
By this we mean that you’re living in one or more rooms in a building you share with other people. This could be a room in a student house or in a residential care complex, for example, for which you pay rent. If you share a kitchen, bathroom or other facilities with other residents, each individual must insure their own belongings in these rooms.
Please note: you’re not insured if belongings are stolen from communal areas. Belongings stolen from your own room are only insured if there are visible signs of a break-in on the outside of your room.

Does regular home contents insurance for rented rooms cover me if I spend time abroad?
If you spend time abroad, the belongings in your room at the insured address in the Netherlands are covered for four months. Once the four months have elapsed, your belongings are only insured against fire, explosion, storm, lightning, a falling aeroplane or spacecraft, or a space object. The four-month period starts as soon as your room is unoccupied. You do not need to inform us of this.
You may rent out your room temporarily for a period of 60 nights per year (not necessarily consecutive). Your belongings are still insured in line with the basic cover while your room is rented out. Damage caused by theft and/or vandalism on the part of a tenant is not covered. Theft and/or vandalism caused by someone other than the tenant is only covered if the room shows visible signs of a break-in. Please note: only your own belongings are insured, not the belongings of the person temporarily living in your room.
