The mortgage

The Spaargroei, Startzeker, Meegroei and Vermogensgroei mortgages are all products where you don’t make any repayments during the term of the mortgage. Instead, you take out insurance that will allow you to repay the mortgage at the end of its term.

Linked insurance policy

Your mortgage is linked to an insurance policy, which is used to build up capital. Depending on your insurance policy, the capital is built up by saving, investing or a combination of both. The insurer will pay out an amount if you are still alive on the policy’s maturity date. Depending on your cover, the insurer may also pay out an amount in the event of your death before the policy’s maturity date. The payment must be used to repay the mortgage.

Payout on the maturity date if you are still alive

If you are alive on the policy’s maturity date, the insurer will pay out the accrued funds, which you will then use to repay all or part of the mortgage.

Payout in the event of your death before the maturity date

The amount paid out by the insurer in the event of your death before the policy’s maturity date depends on the terms agreed with the insurer. This may be a fixed amount, e.g. an amount equal to the amount paid out if you are alive on the policy’s maturity date. It is also possible to insure a lower amount.

The premium

You will need to pay a premium for each policy under this insurance. The premium ensures that:
  • you will receive a payout on the policy’s maturity date to repay all or part of the mortgage;
  • you will receive a payout in the event of your death or your partner’s death before the policy’s maturity date.

The role of bonus units

It is possible for the amount you build up under both policies to exceed the payout you receive in the event of your or your partner’s death before the policy’s maturity date. The premium you pay will then also be lower. The reason is that you will receive what are known as bonus units. The bonus will be deducted from the insurance premium. If the bonus exceeds your premium and you have a Spaargroei or Startzeker insurance policy, the excess amount will be credited to your Hypotheekrente account. If you have a Meegroei or Vermogensgroei insurance policy, the excess amount will be used to buy units in the funds you selected. If you have a combination of both, the units will be credited to your Hypotheekrente account. The number of bonus units depends on your personal situation.
